I'm Seneca — born and raised in New York City, where real estate has fascinated me for as long as I can remember. I spent fifteen years in recruitment, working with everyone from non-profits to tech companies, which taught me how to really listen and understand what people need, not just what they say they want.

This year, I made the pivot to real estate because there's nothing more exciting to me than helping people find their next home — whether they're renting, buying, or selling. I've called New York City home my entire life, from the Lower East Side where I grew up to the neighborhoods I work in today.

What you'll get from me is simple: someone genuine and authentic who treats your search like it's my own. When I'm not showing apartments, you'll find me at the boxing gym — it's taught me a lot about staying calm and playing the long game, great training for real estate too.

What I love most about this work is how personal it is. A two-bedroom in Fort Greene and a two-bedroom in the Financial District aren't the same search, even if the spreadsheet says otherwise — and figuring out what someone actually needs, versus what they think they're supposed to want, is where the fun starts for me. That instinct is the one thing I carried over completely from recruiting: people rarely tell you the full story upfront, so you have to know how to listen for it.

I try to bring that same energy to every client, whether you're renting your first place in the city or selling a home you've had for twenty years. No pressure, no script — just honest conversations and someone who's actually paying attention.

New York doesn't hand you anything — you have to go find it, and that's true whether you're looking for the right apartment or just trying to figure out where you belong in this city. Growing up here gave me a head start on that search, and now I get to help other people run theirs.

It depends on where you’re looking, what you're buying, and at what price point. In NYC, market conditions vary dramatically between co-ops, condos, and townhouses, and also between neighborhoods—Harlem and Morningside Heights often behave very differently than Chelsea or Midtown East.


The Boland Team breaks the market into micro-markets—specific to location, price range, and property type—so our clients can make informed decisions based on what really applies to them. When we’re asked this question, we start by learning more about you—your goals, budget, and timeline—so we can give a meaningful, personalized answer.

If you plan to finance your purchase, your first step is a mortgage pre-approval. It helps define your budget and gives you credibility with sellers—many won’t even allow showings without it. If you're buying all cash, you'll need proof of funds, with sensitive info redacted.


Can’t qualify on your own? NYC allows for co-purchasing and gifting, especially in condos. Parents often buy condos for their children relocating for work or school. We’ll help you navigate which buildings allow this (many co-ops do not), and what restrictions may apply.

In NYC, the typical timeline is 3 to 6 months from your first showing to moving in—but it varies.
Factors include:

In NYC, closing costs are significant—and different for buyers and sellers. For buyers, they can include:
