East Harlem has been slower to experience the same wave of gentrification that’s already washing over its neighbor across the park, but as slow as it is sure it’s coming. A harbinger of that change is the new development coming to 1399 Park Avenue, at the corner of East 104th Street.
The new condo, designed by Goldstein, Hill and West Architects, will rise 23 stories and have 72 condos. The apartments will range from studios to three-bedrooms, and while an earlier report claimed that the units would average $1.45 million a pop, they’re price range will be wide. Apartments in the building will start at $645,000 and range to over $3 million. Signaling its fall sales launch, the building just launched its teaser site complete with new rendering.
The site, purchased by developer Heritage Real Estate Partners in December 2014 for $12 million, was originally slated to give way to a 108-rental building.
